- CapRock acquired two off-market vacant land parcels that were home to agricultural and dairy farm operations. Over the course of several years, CapRock successfully entitled the project as one of the premier logistics parks in the Inland Empire West
- Complicated entitlement effort included conducting a comprehensive Environmental Impact Report, creating a Specific Plan, working closely with city officials, and redesigning many components of the city’s infrastructure for this area in order to appropriately service a former agricultural area. Once entitled, CapRock sold the land to Ivanhoe Cambridge and CapRock remains the developer on behalf of Ivanhoe Cambridge. The project is currently under construction and is the largest industrial development project in the United States
