Jonathan (Jon) Pharris is Co-Founder and President of CapRock Partners, where he spearheads all acquisitions for the firm’s investment funds, overseeing a team of best-in-class commercial real estate professionals. Upon full build-out of CapRock’s current portfolio, Pharris will have successfully directed CapRock’s acquisition and development of more than 10.0 million square feet of industrial product totaling more than $1 billion of value since 2010.
Pharris was instrumental in raising the company’s first fund, which focused on non-performing notes, REO properties, and distressed industrial assets. Through his efforts, CapRock Partners Fund I, a value-add focused investment vehicle, successfully acquired 13 individual properties in Southern California and Northern California (Silicon Valley and East Bay).
In 2012, Pharris helped launch CapRock Partners Fund II, a value-add focused investment vehicle, to focus on traditional value-add, middle-market industrial assets priced from $20 – $50 million throughout California. Fund II is now fully invested with assets throughout California, Arizona, and Nevada.
In 2013, forecasting an increase in Class A logistics industrial demand in Southern California, Pharris helped create CapRock Land & Development Fund I, an entitlement and development focused fund, to entitle large tracts of industrial zoned land in the region. This investment vehicle has acquired, developed or controls more than 5.7 million square feet in the Inland Empire, the nation’s premier industrial market.
Prior to co-founding CapRock Partners, Pharris served as Development Manager of Phelan Development Company, and as Director of Development for CT Realty Investors. He began his career as an industrial real estate broker at Lee & Associates in Newport Beach. Pharris earned his Bachelor of Arts from Princeton University and his Masters of Real Estate Development (MRED) from University of Southern California. He is a licensed California Real Estate Broker previously served on the NAIOP National Board and is a member of YPO Southern California. He lives with his wife and four kids in South Orange County.
