GERALD PHARRIS

chairman

Jerry is one of Southern California’s most accomplished and respected commercial real estate professionals and a leading expert in commercial and residential entitlement and development. In addition to leveraging his expertise to direct CapRock Partners’ portfolio, he also serves as President of Lytle Development Company (LDC, a Pharris Family venture).

Jerry’s storied career in real estate development spans four decades and several of the largest land entitlements in California history. In fact, he achieved the largest land entitlement in San Bernardino County to-date in 2004.

Jerry received both a BA and MBA from the University of Southern California. He currently is a member of the Board of Directors for both Hidden Harvest and the Forum of Christian Business Leaders. He also serves on the American Diabetes Association of Orange County’s Father’s Day Council. Jerry is an active member of Mariners Church and lives with his wife in Newport Beach.

Patrick Daniels

Patrick makes a vision a reality through sound strategic development and pragmatic execution. He intuitively sees the threads of opportunity that wind through an organization and brings them together into a coherent whole, helping others extend their own abilities and vision, which in turn increases profitability. He is an inspirational leader who leads by example yet willing to tell stories of personal learning lessons that inspire action but at the same time is grounded in financial information that levers the business.

Since its first investment in 2010, Patrick has directed CapRock’s efforts to acquire, renovate, entitle, and develop a portfolio (at build out of its existing development pipeline) valued at approximately $1 billion.

Patrick earned a BS in Civil Engineering and an MBA from The University of Texas at Austin. He lives with his family in Newport Coast, CA and is an active volunteer and has served on numerous boards and committees throughout his career, including current involvement with Mariners Church (Irvine) and the Engineering Advisory Board at the University of Texas at Austin.

Jon Pharris

President

Jon is Co-Founder and President of CapRock Partners, where he spearheads all acquisitions for the firm’s investment funds, overseeing a team of best-in-class commercial real estate professionals.

Upon full build-out of CapRock’s current portfolio, Jon will have successfully directed CapRock’s acquisition and development of more than 10.0 million square feet of industrial product totaling more than $1 billion of value since 2010.

Jon earned his BA from Princeton University and his Masters of Real Estate Development (MRED) from University of Southern California. He is a licensed California Real Estate Broker previously served on the NAIOP National Board and is a member of YPO Southern California. He lives with his wife and four kids in South Orange County.

NICHOLAS ILAGAN

VICE PRESIDENT | ASSET MANAGEMENT

Nicholas oversees all the asset management for CapRock’s entire portfolio of both value add and development assets from acquisition through disposition. He also oversees CapRock’s property management and overall marketing.

His non-traditional background and great personality are a winning combination when it comes to bringing a unique perspective to the table, negotiating, and working closely with capital partners. 

When he’s not at work, Nicholas loves traveling and spending time with his three amazing children.

Gill

VICE PRESIDENT | FINANCE

Jim has been with CapRock for 7 years, with nearly 20 years in the commercial real estate accounting industry. He oversees all accounting, finance and investor reporting activities for CapRock.

Jim is a team player who brings a positive attitude and superb attention to detail in his work. He enjoys the fast-paced, collegial environment of CapRock.

In his spare time, Jim enjoys playing soccer, riding mountain bikes, and spending time with his family at the beach.

Bob O'Neill

SENIOR VICE PRESIDENT | ACQUISITIONS

Bob joined the team in 2016. He helps lead CapRock’s acquisition & development efforts in Southern CA and Phoenix.

Bob brings over 25 years of market knowledge and authentic relationships in the industry, which has been a great attribute to growing the CapRock portfolio.

Bob loves the camaraderie of the CapRock team: everyone works hard, but also makes time to have fun and laugh together.

Outside of work, Bob enjoys traveling, mentoring, photography, and anything involving the beach.

Taylor Arnett

VICE PRESIDENT | ACQUISITIONS

Taylor has been with CapRock since May 2014. He’s responsible for industrial acquisitions in Southern California and Nevada. This includes sourcing acquisitions, debt, equity, completing due diligence, underwriting, and setting the business plan for each asset.

Before joining CapRock, Taylor held several positions in commercial real estate, including appraiser, acquisitions analyst, and acquisitions manager. 

When he’s not working, Taylor enjoys surfing, water skiing, competing in triathlons, and traveling.

TAMMY SPENCER

VICE PRESIDENT | DEVELOPMENT

Tammy is involved with all aspects of development, including entitlements, land planning, architectural design, bid packages, and overseeing construction and renovation efforts. She helped expand CapRock’s portfolio by spearheading development efforts in Arizona, Nevada, and Utah.

Tammy has over 25 years of commercial and industrial real estate development and construction experience in leadership positions.

She loves that CapRock fosters an entrepreneurial spirit with a teamwork approach.

When she’s not at work, Tammy enjoys traveling, hiking, and other outdoor activities.

SCOTTY WALKER

VICE PRESIDENT | DEVELOPMENT

After graduating from Portland State University with a degree in Architectural Project Management, Scotty entered the construction industry as a Civil Engineering Technician for the Federal Highway Administration. Since then, he’s held roles in all aspects of development and construction.

At CapRock, Scotty’s role is to facilitate project coordination from development deal conception to project delivery. He’s solution-focused and approaches obstacles with a clear plan of action and resolution in mind. 

Outside of work, Scotty enjoys hiking, camping, fishing, and watching his kids play sports.
